In an effort to have our potential funding partners….as well as the public in general….understand more about the inner workings of Titan Impact Group and our mission of “leaving every person, property, and community better than we found them“….. I’d like to tell you a quick story of how we fulfilled that mission this week.

The backstory is that we have been creating a residential development up in Northern Arizona for the past couple of years. We have been building these houses responsibly and at a pace that does not outgrow the community’s affordability. Meaning that one of the major problems facing new build home buyers today is the fact that the mortgage they qualified for, and the house they go under contract for, become two different things by the time the house is finished. Due to Covid and chain supply delays the cost of building a house, along with the pace of which home prices are rising, makes their mortgage too small by the time their house is done.

In an effort to look at the community as a whole and not being hell-bent on charging all of the money the market will bear… We gave a huge break to a teacher. There was a $30,000 difference between the mortgage that she was able to qualify for and the “market price” of the house by the time it was finished. We “discounted” the house by $30,000 in order for the teacher to be able to stay in the community and do her great work in the small town.

As we all know there is a massive shortage of teachers in the state of Arizona and frustration is running high…… the point that 23,000 teachers declined to re-up their contracts for this next coming year. We know how important it is to have good teachers with good hearts teaching the students in these communities. Being able to “discount“ this home was our way this week that Titan Impact Group left the community and the families and students that this teacher will impact for years to come….better than we found them.

We would like to give a big THANK YOU to our many funding partners as well as our contractors and suppliers for making a huge, life long difference in this teacher’s life. It is a tremendous feeling when we all work together and make some sweet portfolio profits while at the same time practicing compassionate capitalism and allowing for one more individual to give back by fulfilling their ability to “NEVER awake from the American Dream”.

In an effort to allow our potential funding partners as well as the general public to see the inner workings of Titan Impact Group ….each department head will be contributing an article weekly to the newsletter explaining their specialty and what they did that week to fulfill on the mission statement. Being the blue collar, boots on the ground department head… I specialize in mobile home parks.

Many people when they hear the words “mobile home park”…strike a vision in their heads of white trash, cars on blocks, filming location of every episode of Cops, pregnant teenagers, no fathers in the family, meth, and other positive role model behavior! LOL! While Hollywood has done a great job portraying that vision…the fact is that approximately 22 million people…or roughly 7% of the population lives in mobile homes. That may not seem like a number worth paying attention to until you realize how big the American economy is and what that number truly represents.

With the housing crisis that is going on and people being priced out of their own communities that they have lived in for generations…the numbers and need for mobile homes is only going to grow. The idea with Titan Impact Group as far as my department is concerned is to… get a little bit from a whole bunch of people and all of a sudden you have a big bit!!! The mobile home market is the most underserved market right now as most hedge funds and financial institutions are too caught up in the Wall Street frenzy to see what a gold mine this really is!

As a person who owns mobile home parks and was able to retire in his early 40s because of it… I promise you that the opportunity to make some sweet portfolio profits is there… as long as the person investing the money knows what they’re doing. Mobile home parks is not something I did 25 years ago and I am only leaning on yesterday‘s glory. I was into mobile home parks 25 years ago, I am into them now, and I will be in them in the future.

When I look at mobile home parks not only do I have over a quarter of a century of experience, but I come with a four prong approach. I know what it’s like to be so broke I wished that I could live in the mobile home park that I was employed by as a maintenance man. I know what it’s like to be a resident of a mobile home park. I know what it’s like to manage a mobile home park. I know what it’s like to OWN a mobile home park. Believe me these are four VERY DIFFERENT roles!

The beauty of it all is that I am able to, due to my experience in these four roles, go in and get a true picture of what condition both the physical park as well as the residents are in. I am then able to stave off, or plan for, the future maintenance and/or problems that might arise. This ability to determine the probable predictable future is the key to budgeting and staying financially viable. Like I said… You have to get a little bit from a lot in order to get a big bit.

Mobile home parks when done the right way can bring you a GREATER return than any other sector of real estate. The people who live there usually stay there. While they may not have as many options available to them as the rest of us… that is a benefit because they know that this is where they will probably spend their life and therefore it is in everybody’s best interest to have a safe and financially sound community in order for the owners, the residents, as well as the rest of the society to be able to “NEVER awake from the American Dream”.

Marketing Is The Most Profitable Business Investment You Can Make!

Often marketing can be overlooked and/or ignored when it comes to business. Most business owners don’t know how to construct an effective marketing campaign, ad, or promotion to produce optimum results. Business owners often get overwhelmed or feel like it’s too complex. And like any INVESTMENT, paying for marketing can come at a risk. I often hear business owners say they can do their marketing themselves, but that doesn’t mean there is not an investment. They are investing their time.

An effective marketing strategy, like a successful business, is 80% psychology. If you can nail down with a successful marketing strategy why you’re doing what you’re doing….. and why you want a successful business…’re already almost all the way home.

Here are my top tips when starting a marketing strategy :

•    NAIL YOUR WHY: Our business is our passion. However, we can become too focused on living out our passion and what feels right to us. Passion is an essential key to success. But passion alone will not make the bottom line work. Although we can easily get busy and consumed with the details of the business, remembering the impact you’re making and how you’re changing lives with your business can go a long way.
•    KNOW YOUR MARKETING PSYCHOLOGY: What Is Marketing Psychology? Marketing psychology attempts to understand how consumers think, feel, reason, and make decisions. The goal of marketing is to convince people to choose your business. Making a calculated, emotional appeal can be just what you need to land a lasting customer. This is why stories sell. When you can apply emotion to your product, the consumer will be way more likely to invest.
•    CONSISTENCY: When it comes to brand consistency, predictability is critical. Consistency makes consumers trust your brand…and that consistency leads to more positive feelings toward your brand. Consumers should know what to expect and what the outcome will be. The easiest way to be consistent is by being natural. As long as you are always speaking naturally and being yourself, your branding will always be consistent.
